Saint Louis Park Minnesota Basement And Foundation Waterproofing Projects
Some of our first projects were in the Saint Louis Park Area, with it's mix of residential, large apartments and condos, and commercial buildings, it's a great area to live in and be close to restaurants and shopping. Of course a lot of our installers played hockey so it's ice arena is well loved.
The ground conditions in St. Louis Park with it's rivers and some lakes can cause havoc on your basement. The HWY-5 Corridor with it's buried river has created very wet conditions near that area. We see a mixture of soil, sand and some clay that's wet most of the time but when it's been dry for awhile, the water will pond on the surface finding any cracks or holes in your basement foundation.
St. Louis Park Clogged Drain Tile System
St. Louis Park has pretty wet ground normally with higher concentrations of minerals in the water than we normally see.
A drain tile system is designed to allow water to have a controlled flow to a sump basket with a pump and the water is pumped back outside. We call this "water-management" since your not really stopping the water.
With a higher concentration of minerals, we see the drain tile get clogged up and eventually choked off. Or the pump, if not used for weeks, will also fill with minerals and will not rotate, causing the motor to burn out.
St. Louis Park Broken Downspout Pouring Water Into Basement
Keeping a dry basement is tough enough with the extreme weather conditions we see in St Louis Park. Homeowners need to stay on top of gutter cleaning and making sure their downspouts are connected.
It might take years or decades but cracks will develop in this area, we call them stairstep since they follow the blocks and it looks like a stair step pattern. Both walls with mirror this crack and once it's started, the water will freeze and widen the crack with it's wedge action.
These are usually an easy fix for Great Lakes Waterproofing, we stop the water on outside for Real Waterproofing!

Crack Basement Wall Leaking Water
Another common sight for us, high moisture content soil and a block wall which will hold water inside until there's enough pressure to push it through.
At this point you'll see discoloration, blistering of the paint and the sandy surface of the wall flaking off.
Sure we could install an underfloor drain tile system but that's not addressing the problem or stopping the long term water damage.
Exterior basement waterproofing stops the water and helps preserve the integrity of the block wall. Mold and mildew also like the water, taking away the food source helps.
