Minnetonka is a beautiful city to the West of Minneapolis.  With hilly terrain and lakes and rivers, it's a nice location to live and work but it has very wet ground, especially with spring snow melts.  With a mix of older homes and newer apartment buildings, we've worked on all types.


The hilly ground tends to direct the flow of water towards the nearest lake or river.  Even homes at the top of the hills will see water damage like moving sidewalks, cracking foundations and sinking landings from the water erosion of the base materials.

Wet Basement Waterproofing

This Minnetonka Homeowner has a deck attached to the house right above the block foundation.  This may have put extra weight on the wall, enough to separate the joints and with a crack this size, going from floor to ceiling, they get a ton of water inside of the basement.


This customer wanted Real Waterproofing, they wanted to stop water from moving through the wall and causing more damage.  The solution was easy, exterior bentonite slurry injections that fill the water pathways with all-naturall bentonite stopping water at it's source.


Most homes, when built, had a drainage plan, bentonite waterproofing outside the foundation helps to restore this water flow away from your foundation.

This home has three levels with an open back but built into a hill on the frontside.  The front had multiple areas of water intrusion although the home was fairly new. 


Whenever we see a lake or river with surrounding hills, it's easy to see the path rain water wants to flow, in this case straight through the home!


The contractor backfilled the front with larger gravel, Great Lakes Waterproofing does not recommend this unless your also using a bentonite membrane and a clear drainage plan, otherwise you'll have a moat around your home.


The homes we run into with gravel backfill always seem to have the worse water problems, the open space between the gravel can hold hundreds, even thousands of gallons of water with a tremendous amount of pressure.  One hole in your foundation and you'll have a river running through your basement.

This commercial project was a sports center that was built about 8' below grade.  The poured wall construction was normal for this type of building.


The vertical channel is where the concrete form boards seam was and the black oval at the bottom is what's left from the metal tie-rods that held the boards together while concrete was poured in the middle.  Once set up the boards are removed and reused.


See the vertical crack?  This building had these seams about every 8' and most were cracked and leaking water.  Over time the metal tie-rod will also rust out and allow water through.
