Eagan Minnesota Waterproofing For Wet Basements And Foundations
Eagan Minnesota is one of our favorite places, some of our waterproofing installers have run the lacrosse fields and played hockey down there. The ground conditions are mostly hilly, lots of trees, mostly normal ground with dirt and sand but sometimes on the sloped ground we run into rocky conditions. A lot of the larger homes are newer but there's some pockets of old Eagan with homes from the 1950's and 1960's.

Wet Basement in Eagan MN

This typical Eagan Minnesota Home has a finished walk out basement, they have a bone dry sump pump basket and they still have water on the carpeting. For some reason the water is missing the drain tile completely and moving through the wet basements wall straight to the carpeting. The wall to the right is the back of the garage.
For us this is a common issue, water moves down to the garage frost-footing which is around 48" down, then it heads towards the homes basement finding any crack or hole that will let it in.
We only needed to fix this area, no need to replace an existing drain tile system that didn't see water or put up dimple board on the basement walls, we did waterproofing the rite-way, and we only had to work in this small area.

Great Lakes Waterproofing works on a lot of garages, some are huge some are just right for a homeowner. Sometimes basement rooms under garages have water issues, it's an issue with the way they seal it after placing the spancrete garage floor.
In this photo we're doing exterior waterproofing using all-natural bentonite blended for waterproofing. We fill the voids and water pathways stopping water before it can move through the wet basement walls.
Personally we wouldn't quote drain tile for this area (we do a little bit of every waterproofing method). Taking out part of the basement floor for this wet wall would mean losing part of the structural strength holding the bottom of the wall. With a driveway and concrete ceiling, this wall takes a lot of stress.

Eagan MN Wet Apartment Garden Level Walls

Interior Drain Tile: NO
Foundation: CMU block
Type of basement: Garden Level with some full depth areas.
Unfortunately a lot of big apartment and condo buildings are built on wet ground, it's cheap! Mix in concentrated water with the downspouts and there's a chance of real basement water damage after 20-30 years.
Sometimes moving the tenants and doing a interior drain tile system is nearly impossible or very expensive. Great Lakes Waterproofing works with several management companies to keep their buildings dry from the outside with Real Waterproofing, stopping the water before it moves through the walls.
Great Lakes Waterproofing can do large buildings or just parts of them, from the exterior with little to no disruption to your tenants. In some cases we can get out within days to solve your water problems.
