BROOKLYN PARK MN WATERPROOFING FOR WET BASEMENTS AND FOUNDATIONS

We've been waterproofing homes and businesses in Brooklyn Park for over 20 years.  Brooklyn Park is a mix of mostly retail and commercial buildings, a lot of homes and apartment buildings mostly newer from the 1960's on.  Like the other cities in the Northern part of the Twin Cities Metro Area, there's a lot of rain and over time your home may start leaking water.

Brooklyn Park Ground Conditions

The Brooklyn Park Area tends to have normal soil condtions, some areas are sandy but overall it's a relatively flat area that collects water and slowly drains it.  We find more porous soil conditions in this area meaning if you have wall cracks, you may see much more water than other parts of the Twin Cities.  Most of the homes in this area don't have a drain tile system, they didn't need them for the first part of their life but once the cracks and holes develop, it's a good time to start thinking about your waterproofing options.

House gutters have plants growing in them

The four seasons really spreads seeds around and this is something we see often.  Can you see the small plants growing out of the gutters?  Most homes need the gutters cleaned at least twice a year especially if you have large trees around.

In this one the two roofs meet which creates a concentrated flow of water, the baffle helps it go into the gutter but in this situation it just rolls over the edge and saturates the ground next to the foundation.

This home had a lot of basement water damage, once water has found it's way in, it's nearly impossible to fix without doing more work.

We work on homes like this everyday and only need to fix this area.  There's no need to do a full perimeter drain tile system, we stop the water on the outside for Real Waterproofing.

Wet finished basement in Brooklyn Park MN

Wet Finished Basement in Brooklyn Park

This Bloomington MN Home had a wet basement and the home owner had a drain-tile system installed a few months ago.

The light concrete area is where new concrete is applied over the drain-tile pipe system that leads to a sump pump.  The black plastic strip helps direct water down to the system and the dark areas are water!

Unfortunately the drain tile system stopped working almost immediately, the hollow basement wall blocks most likely have filled with sand and dirt that comes in with the water plugging any drilled channels to the drain tile system.

This is a very common Minnesota problem, about 60% of the homes Great Lakes Waterproofing works on have a drain tile system already installed.

Another common sight around the Twin Cities and suburbs is homes with no gutter systems.

Unfortunately with all of the rain, snow and temperature changes, gutters should be installed on nearly all buildings otherwise you risk doing major damage to your foundation.

Most foundation damage is caused by the freeze - thaw cycle causing expansion and contraction of the ground around your foundation.  Over time the foundation might settle and crack allowing water a direct entry point into the home.

Gutters will help prevent over-saturation of the ground but are only a part of solving wet basement water issues.
